Roll-off is a mechanical description, not a marketing term. The container is an open-topped steel box on rails, and the truck carries a hoist and a cable rather than forks or a lifting arm. The bed tilts, the winch pays out, and the box rolls down the rails onto the ground on its own wheels. Pickup is the same motion in reverse. That is why placement is about approach and clearance rather than about how strong the truck is.

What the truck actually needs

Most failed deliveries are access problems, and almost all of them are predictable from the phone call. Walk the spot before you book.

  • Around 60 feet of straight approach in line with where the box will land — the truck has to back square and let the container roll off, not swing it sideways
  • Around 23 feet of overhead clearance while the bed is raised. Power drops, tree limbs, carport roofs and low signage are the usual culprits
  • A surface that will carry the load. Sandy subgrade near Macatawa and the lakeshore drains fast but shifts; clay inland holds water and turns soft
  • Room at the door end if you want the rear barn doors to swing open for walk-in loading

If the approach is genuinely tight, say so on the call. A smaller box that can be serviced beats a larger one we have to leave on the truck.

Five sizes and what each one is really for

Size is a volume number, but the job is usually decided by density. The heavier the material, the smaller the box.

  • 10 yard — the heavy box. Concrete, brick, block, dirt, roofing. Short footprint, fits a single-width drive
  • 15 yard — single-room remodels, small tear-offs, a serious garage clear-out
  • 20 yard — the workhorse. Full basement cleanouts, kitchen and bath remodels, mixed construction debris
  • 30 yard — framing waste, whole-house cleanouts, commercial fit-outs, larger demolition
  • 40 yard — light and bulky only. Cardboard, insulation, siding, office furniture. Never dense material

Flat pricing with a stated tonnage allowance

One price covers delivery, the rental period, pickup and disposal up to a stated weight allowance included with the container. You are told that allowance before you book, not after we weigh in. Go over it and the overage is charged per ton at a rate you were quoted the same day. There is no hidden fuel line, no environmental surcharge invented at invoice time.

The allowance is why material type matters more than pile size. Ten cubic yards of household clutter might weigh a ton. Ten cubic yards of broken concrete will weigh well over ten. What does roll-off actually mean?

It describes how the container is delivered. The truck carries a hoist and a cable, the bed tilts, and the box rolls down the rails onto its own wheels. Nothing lifts it over your head and nothing swings it sideways. That mechanism is why we need a straight approach behind the landing spot and vertical clearance for the raised bed.

How much room does the delivery truck need?

Plan on roughly sixty feet of straight approach in line with where the container will sit, and about twenty-three feet of overhead clearance while the bed is up. Width matters less than people expect, but the approach has to be straight — we cannot back around a curve and set a box square at the same time.

What is included in a flat-rate roll-off price?

Delivery, the rental period, pickup and disposal up to the tonnage allowance quoted with the container. Overage is charged per ton at a rate you are told before you book. There is nothing invented at invoice time. If you tell us the material honestly on the phone, the price you hear is the price you pay.

Can a roll-off container be placed on the street?

Sometimes, and it usually needs permission from the road authority rather than from us. Placement in a public right of way generally requires a permit and often reflective markings overnight. Private driveway placement avoids all of that, which is why we recommend it whenever the approach allows. Ask the city before assuming street placement is fine.

Can I move the container after it is delivered?

No. Once a roll-off is on the ground it is not meant to be repositioned by hand, and a loaded one will not move at all. If the spot turns out to be wrong, call the yard and a driver can reset it properly. Deciding the exact position before delivery, including which way the doors face, saves that trip entirely.
